Spain is easily accessible and is easy to get to with many low cost airlines flying to many destinations. The average flight time from the UK is only two and a half hours. There is  a good infrastructure and it has attracted lots of European funding to improve its road network – the road network is very good making it easy to travel around the country.

The climate is excellent, with over 300 days of sunshine a year and according to the World Health Organisation, the area of Costa Calida (Murcia) has the healthiest climate in the world.

460% Growth in UK Buyers in 5 Years

Research shows that around 25% of the British population hope to retire abroad and choose a Spanish home as their Number 1 destination.

A report from the UK's Office for National Statistics shows the Spanish market accounts for 27% of the 23 billion pounds spent by UK buyers on second homes and that it will continue to lead the market  - and Murcia will be at the forefront of the growth in this property Market.

There is an ever-increasing demand for second homes and it is estimated that Spanish property investments on Spanish holiday homes will almost double from approximately 25 billion euro in 2005 to 45 billion euro by 2010 (Iain Maitland, 17th February 2006).

A Channel 4 Television report in the UK on the Costa Calida (January 2006) stated that 75,000 Britons bought houses during 2005 alone and that during the years 2001 – 2006 the figures have increased by a staggering 460%.

A report by Analistas Financieros Internacionales, a Madrid Consultancy, estimate that foreigners will buy around 170,000 homes this year (representing 25% of the market).

Supply Shortage Driving Prices Up

The continuing trend for investing in property in Spain is creating a huge demand that is outstripping supply and driving house prices up – Spain properties sell very well and there is no sign of this demand diminishing.

The strong economy is also having an effect on the price of housing. Housing expert, Iain Maitland writing on 10th March 2006, states that a new report from the European Commission reveals that "improving economic conditions in Key European markets will push prices up higher this year" and that "the Spanish market is named as the first and foremost as it has an economy that is growing by 3.1 percent."

 

Property Investors are Moving to Murcia

Property experts monitoring market trends have confirmed property investors are moving to Spain's inland region of Murcia. Writing on the 21st April 2006, property expert Iain Maitland reported that the biggest up and coming property investment hotspot in Spain is Murcia.

Iain Maitland states that Murcia in Spain offers the most impressive growth potential for investors.

Golf Developments are the Most Desirable Investments

The recent trend has been for foreign investors to invest in properties near a golf course or on a golf development. Until now, golf developments have only been constructed on the coast in Spain.

But now these popular golf developments are being built in inland regions of Spain, such as the Golf Resort El Castillo and the Santa Ana del Monte Golf projects in Jumilla, Murcia.

And smart investors are moving to Murcia and these inland areas to purchase properties on these new developments.

These developments are expected to be very popular with tourists and golfers.

Affordable Prices, cheaper than Costa del Sol

Murcia offers a huge attraction to investors because the property is these inland areas is much more affordable. Property prices in inland Murcia are less than other areas such as the Costa del Sol – at the moment at least. So, as property sales increase in the area, so will the prices of property.

Other reasons explaining the increasing demand amongst investors are the increased commercial activity in the region and higher local government spending on facilities.

Easy Access to Beaches and Airports

Access to the beaches and airports is easy – they are only a one-hour drive away. The forthcoming 140 million Euro Corvera airport is another reason why investors are moving to the region, since this will open up the whole area. The airport is currently under construction and is due to open in 2009. In its first year the airport is expected to attract 1.5 million passengers, and this number is expected to rise within three years.
